About Vernica Delancy your Real Estate Specialist

Vernica is an ambitious young lady who is native to the island of Providenciales. A lady who has worked in both the legal and business profession, and is now working as a full time Real Estate agent for over 8 years.
 
Being the interactive person that she is, Ms. Delancy has served on several boards within the Real Estate Association inclusive of the MLS committee playing an instrumental role in the establishment of the current inter-association Interface Express that is used by all agents. She was voted Ambassador of the year for the 2008-2009 Real estate calendar year.

Six frequently asked questions about Real Estate in The Turks & Caicos

Here is a list of six frequently asked questions about real estate in the Turks and Caicos Islands. You can always send us an email of additional questions you would want answers for if it is not in this short list;
  • Q: Are there property taxes? A: Currently there are no annual property taxes, just a one time stamp duty payable to the TCI Government. No capital Gains tax.
  • Q: Is there any restriction on a time frame to build? A: There is no restriction on a time frame to build. If you have a vacant lot, you are free to sit without building as long as you desire.
  • Q: What is a home owners association? A: this is an association formed by the owners of an area/subdivision. A body which may decide to impose a fee for ownership of property based on the amount of bedrooms or vacant lot you have. Using the fees collected to beautify the area, and maintain the value of those properties. - areas with a home owners association includes Leeward and Richmond Hills Commons which have paved roads, street lights and extra security, as some of the benefits.
  • Q: Is the process different for non locals to purchase? A: Locals and non locals go through the same process when purchasing real estate in the Turks and Caicos Islands. They pay the same fees, and are subject to the same laws.
  • Q: What is the standard deposit when making a purchase? A: the standard deposit is 10%. However it may differ dependent on other factors, i.e. if you are obtaining a loan from the bank, or if you are obtaining owner financing.
  • Q: What is the best investment property? A: The best investment depends on the customer requirements, as each person my have different ideas of what they want to achieve out of a purchase.

Multiple Listing System (MLS) Tour 2013

It is that time again, where the Turks and Caicos Real Estate Association (TCREA) is now preparing for the upcoming Multiple Listing System Tour, where properties that are available for sale on the open market can get showcase. This year, the association has decided to focus on homes and townhomes. Starting the first week in October, a list will be provided each week to all members of TCREA of which I am apart of, with the schedule of homes available to see. This is the time now to get your homes listed for sale, and make the tour list.

The MLS tour aims to achieve the following:
  • New Real Estate agents can familiarize themselves with the inventory before the busy season begins.
  • All agents can view new properties that would have just became available for sale.
  • Vendor can get pricing feedback on their properties, especially those that may have been on the market for an extended period, that they may adjust their prices accordingly.
  • Buyers can have an opportunity to look at the available homes/townhomes/condos or commercial properties.
  • It also acts as a social for agents, where we get to share property ideas with each other. Which can only benefit our service to our customers.
I am looking forward to the tour this year, as we view the many homes and town homes around the island of Providenciales.

What's selling in the Turks and Caicos Islands?

As a Real Estate agent the question is frequently asked what is the market trend, what is selling?

To answer honestly, the low end products and the million dollar properties are what is selling. The middle class properties are still struggling, and I believe that Vendors with this range product will need a little more patience with their Realtors while they try their best to promote and get those properties sold.

We are still at a place where, persons are watching their pockets and being more conservative with spending.

That is not to say that the real estate market has not improved over the last few years since the meltdown in 2008 in which everyone felt its effects. We have indeed had more sales since this year came in.

Questions asked by international buyers about TCI Real esate

The Turks and Caicos Islands is a Caribbean destination that attracts international buyers who are seeking for a second home or a vacation rental home. Some are first time home buyers in an international market, while others have purchased oversees but not in the Turks and Caicos Islands.

Here is a list of some of the questions that I am frequently asked in regards to purchasing in The Turks and Caicos Islands;

  1. Is there any restriction on non residents purchasing property? No there is not.
  2. Is the process different for a local vs. an international purchaser? The process is the same for both parties. There are no exception to the process. All have the same entitlement and have to abide by the same rules.
  3. Is there a fee for using a realtor to purchase a property? No. You can choose any realtor and you will find that their is no fee to use a real estate agent to represent you in the purchasing process.
  4. Do you have to use an attorney? Yes. The purpose of an attorney is to ensure that the purchaser is given freehold title to their land, and to protect your interest. The law requires you to use an attorney to prepare the contract.
  5. Are there property taxes? There are no property taxes currently on any real estate.
  6. Do you have to build right away if you purchase vacant land? No. You can hold on to your vacant lot for as long as you want. That is why vacant land makes for a good investment, as you can choose to hold on to it until the value appreciates, or transfer it from one relative to the other.
