Real Estate in the Turks and Caicos Statistic update

The number of properties sold in the Turks and Caicos Islands has doubled the first quarter of 2012 over the same period in 2011, as per the statistics courtesy of the Turks and Caicos Real Estate Association.  This is a good indication that the Real Estate market is picking up.

Along with most other nations worldwide, the TCI real estate market experienced a slump in recent years. These figures reflect a positive upturn in the local real estate market, contributing to economic prosperity for the local economy and the local government.

There are no property taxes in the TCI, but a stamp duty is paid to government of between 0-10 percent, depending on the value and island in which the property is located on. This translates to potentially millions of dollars in much needed revenue for the local government.

Open house Agents/Open house Public TCI

To gain maximum exposure, your real estate professional may recommend you hold one or two types of open houses. The first type is an open house for Real Estate Agents only. If your home is well priced and attractive, some of the Real Estate Agents may bring clients to see it immediately. Also, the agent will now have the property in mind as they would be familiar with the product and can easily suggest it to the right customers. – If an agent knows a product they are more likely to recommend it more than if they do not know it.

The second type if an open house for the general public. This type of open house often attracts a lot of “browsers” if your house looks great and is well priced, it could turn a “browser” into a buyer. Your Real Estate Agent will most likely suggest that as the owner you and your family leave the home for the duration of the open house. Prospective buyers may feel uncomfortable viewing your home and may rush their visit to avoid disturbing you. You want to make sure that potential buyers feel relaxed and welcome and take their time to really visit your property.

Why Choose North West Point Resort in Turks & Caicos

Touring the North West Point Resort in Turks & Caicos Islands today with other agents in the TCREA Association was a refreshing experience for me as a Real Estate Agent. Just walking around the property and experiencing the peace and quiet, and enjoying the tropical breeze from the beach reminded me why I always enjoyed a visit to the resort. One of the joys of selling real estate is the friendships that you create. Because purchasing a piece of real estate is a big investment for most people, it gives the realtor and the customer time to build some what of a relationship that can often create great friendships.
